We have a 24 hour maintenance Emergency Line. When you leave a message on this line, our on-call staff receive the message and will contact you as soon as help is on the way.
An after-hours maintenance emergency is a maintenance issue that threatens your health, safety, or possessions, like a flooding apartment, an unlockable door, or extreme heat or cold. If you are able to wait until business hours for your issue to be resolved, please enter a maintenance request in the Resident Center. Non-emergency calls made to this number will be charged to your account.
Call 911 first, then the Emergency Line.
If you call the emergency line or your manager for entry to your unit outside of office hours, you will be charged $75. Lock out charges increase $25 for each lock out.
Replacement for a lost key fob, gate fob or garage door opener is $75.
Always include your unit # on mail. Your mailbox corresponds to your unit number. If you lose your key, please submit a maintenance request for instructions on replacement.
Replacement for a lost interior mailbox key is $25. Residents with an outdoor USPS mailbox will need to go to their local post office to request mail key replacement.
We work with delivery drivers daily to follow our requested package process, but you are the only person who can control where/when your package arrives. Always include delivery instructions when placing a delivery order.
● UPS, FEDEX, DSL PACKAGES | Please turn on delivery notifications and make sure you only have packages delivered when you plan to be home.
● USPS PACKAGES | Small USPS packages will be delivered to your mailbox.
● AMAZON PACKAGES | Amazon deliveries can be unpredictable! Amazon delivery drivers have delivered resident packages outside, in our hallways, and in other public spaces in the past. Please make sure you only have packages delivered when you plan to be home and turn on delivery notifications.
Quiet Hours are 9pm to 8am on weekdays and 11pm to 8am on weekends.
Recycling is for recyclable items, trash is for non-recyclable items. Break down all boxes before putting in containers. If containers are full, please let your Property Manager know. Do not place trash outside your door, in common area receptacles or around the trash enclosure at any time. Furniture and other large items are not allowed in the dumpsters at any time. Trash violations will result in an associated fine.
Rent is due by the 1st of each month and no later than the 5th, to avoid late fees. Late fees accumulate daily with max possible late fees of $200/mo. You can make rent payment via the Resident Center by using ACH, credit or debit card transactions. Please note any credit or debit card transactions will assess a processing fee. ACH is free. We charge a $75 fee for paying rent with a check or money order.
If you would like to have a parking space in the lot, please contact your property manager for availability. Please note we often have a waiting list. Tenants parked in these lots without permit will be towed at their expense. If someone is parked in your space, please call your Property Manager during office hours or submit a request with a photo of the vehicle’s license plate via the Resident Center after hours.
Per your lease, you are required to give written notice to your property manager 60 days before the last day of your lease term as to whether you’re renewing or ending your lease.
If you do not give appropriate notice to end your lease, it will automatically renew month-to-month with an additional 200/mo fee at the end of the term. Note that there are exceptions to this policy for active-duty military and victims of domestic violence that your Property Manager can discuss with you.
If you need to end your lease early, you will be required to pay a termination fee equal to two months rent and pay any outstanding balance to end your obligations to your lease.
You are responsible for the cost of damages outside of a normal amount of wear and tear. To minimize damage charges on move out:
● Do not paint your walls or any surfaces or install wallpaper
● Use hanging nails for wall art instead of command strips
● Do not put holes in anything other than drywall (i.e. doors, cabinets)
● Do not install wall mounts for large objects
● Do not replace hardware in kitchens or bathrooms
● Keep appliances clean and use appropriately
